Shilden Advisory operates at the intersection of strategy and real estate. We work with businesses for whom a workplace decision is not procurement, but positioning — Global Capability Centres anchoring multi-decade operations, multinational subsidiaries consolidating regional presence, growth-stage enterprises moving from coworking to dedicated floors.
The category has long been served by two ends of a spectrum: international property consultancies optimised for process at scale, and local brokers optimised for the next transaction. Between them sits a gap — and a generation of clients entering Bengaluru with long horizons, demanding both strategic counsel and local fluency.

Operators pay us. Clients do not.
Conventional intermediaries collect fees from both the occupier and the operator. The dual-fee structure makes allegiance ambiguous: whose interest is actually being represented?
Shilden does not operate this way. Operators pay us when a transaction closes. Clients pay us nothing. The model is structural, not promotional — it aligns every recommendation, every shortlist, every negotiation with the occupier's strategic interest.

Sustainability-led space acquisition is not an additional capability at Shilden. It is the default register through which we evaluate every opportunity. For occupiers whose parent organisations carry ESG mandates, this saves months of independent diligence.
We maintain working depth across every IGBC-certified, LEED-rated, and WELL-accredited commercial building in Bengaluru. We know which floors are Platinum, which are Gold, which are still pursuing certification, and which are best avoided.

Founded in 2026 by two Bengaluru natives.
Shilpa M and Devatha HN founded Shilden Advisory in Bengaluru in 2026, after observing the same gap in the advisory market from different vantage points — and agreeing that the gap was structural, not incidental.
Both partners are Bengaluru natives with deep working knowledge of the city's commercial real estate market, its operators, and its occupier community. Every engagement is partner-led from brief to handover.
