Conventional brokers collect fees from both sides of a transaction. Shilden is paid exclusively by operators, which means our recommendations are aligned with the occupier's interest by structure, not by claim. We are also deliberately smaller and more senior — every engagement is partner-led.

Our specialism is Bengaluru. We advise companies anywhere in the world that are establishing, expanding, or restructuring their presence in Bengaluru. For requirements outside Bengaluru, we make introductions to peer firms in the relevant market.

A transaction engagement runs eight to twenty weeks depending on scope. Ongoing portfolio counsel engagements run on annual retainers. Strategic advisory engagements are scoped per project.

Yes. We are paid by space operators upon transaction close, at market-standard rates. There are no hidden client fees, no consultation retainers, no expense pass-throughs.
